How can we help?

Buying your first home

Moving home

Remortgaging

Buy-to-let and portfolios

Loans over £1m

Business owners

Complex income confuses lenders. It doesn't confuse us.

Each lender counts income differently, so the same income can support very different loans.

We know which lenders accept which income and how they want it evidenced, and we present your case in that form.

Who we help

Income that takes explaining.

Business owners

Salary, dividends and retained profit are weighed differently by every lender. Which figure counts, and whether your latest year can stand alone, can change what you can borrow.

Professionals

Partnership drawings, contract and day-rate income, and short time in post. Some lenders look at where your career is going, not only where it has been.

Executives

Bonuses, commission, share awards and income from overseas. Each lender decides how much variable pay to count, and over how many years.

Lender criteria change often and depend on your circumstances. This is a guide, not an offer or a promise of what any lender will do.

What we believe

The TRUTH about mortgages

Borrow for the plan, not for the house.

See what else we believe

Lenders read income differently+

Bonuses, share awards, dividends and retained profit count differently from lender to lender. The right lender, and clear evidence, can change what you can borrow.

A lender's maximum is not your budget+

It is a ceiling, not a recommendation. Keep headroom for the rest of the plan, so the mortgage never limits family, career or investment choices.

Good debt buys assets, bad debt buys lifestyle+

Borrowing for a home or a property that pays its way can build wealth over time, though it magnifies losses as well as gains. Borrowing to fund spending only brings the spending forward.

Paying off the mortgage isn't always the best use of cash+

Overpaying cuts interest, but the money is hard to get back. A cash reserve, a pension or investments do different jobs, with different risks.

Interest-only still needs a way out+

It keeps payments low and capital at work, but the loan is still due at the end. Plan how it will be repaid, from investments, a sale or a pension lump sum, and allow for that falling short.

Cash can cut interest without repaying the loan+

Savings held against an offset mortgage reduce the interest you pay and stay to hand for tax bills or opportunities. Interest saved isn't taxed the way savings interest is.

The rate is only part of the cost+

Fees, early repayment charges and flexibility count too. A longer term lowers the monthly payment and raises the total interest.

Nobody can forecast interest rates+

Choose a fixed or variable rate by your need for certainty or flexibility, not a forecast. A fix settles your payment for its term, at the cost of charges if you leave early.

Never drift onto the standard variable rate+

When a fix ends, most lenders move you to a higher rate. Start the review about six months ahead, so there is time to arrange the next deal before the old one ends.

For your home

Mortgages for your home.

Mortgages on a home you or your family will live in, regulated by the Financial Conduct Authority.

First homes

What you can afford, how lenders decide, and how to structure the purchase, before you speak to anyone selling a product.

Moving home

Buying before you sell, porting your current deal, and how affordability has changed since your last application.

Remortgaging

A review of rate, term and structure against your plan, rather than rolling onto a default deal when your fix ends.

Later life

Borrowing in retirement, or into it, alongside your pension and the rest of the plan.
For your investments

Mortgages for your investments.

Property you buy to let or to run. Most of this lending sits outside FCA mortgage rules, which is why clear advice matters.

Buy-to-let and portfolios

In your own name or through a limited company, one property or several assessed together. Section 24 and higher rates have changed the sums, and most landlords haven't rerun them.

Holiday lets

Lenders treat holiday lets differently from standard lets. We know which ones lend, and what they ask to see.

Larger and more complex loans.

Loans over £1m, interest-only, and lending from private banks and against investments.

Lenders who do this well rarely advertise. We know who they are and what they need to see.

Questions

Timing and what lenders will accept.

Something not covered here? Ask Daniel Marks, our mortgage specialist. We will reply within one working day.

Are you whole of market?+

Yes. We are not tied to a lender or a panel, so we can recommend from the whole market, including lenders that only accept applications through an adviser.

How early should we talk before my fixed rate ends?+

Around six months before. Most lenders let you secure a new rate that far ahead, and you can usually switch to a better one if rates fall before your fix ends.

How long does it take?+

From first conversation to mortgage offer usually takes two to four weeks. We'll tell you if yours will take longer, and why.

What will I need to have ready?+

Typically this might be three months' payslips, or two years' accounts or tax returns if you're self-employed. Three months' bank statements, proof of your deposit and where it came from, and ID and proof of address. You will be advised on the documentation requirements during your appointment.

Should I just take my lender's new deal?+

Sometimes, yes. A product transfer can be quicker and cheaper. We compare it with the whole market and tell you if staying is the right answer.

Can you help if my income isn't a simple salary?+

Yes, and it is a large part of our work. Bonuses, share awards, partnership drawings, dividends and self-employed income are assessed very differently from lender to lender. We present your case the way each lender needs to see it.

Can I have an interest-only mortgage?+

Often, if you can show how the loan will be repaid: a pension lump sum, investments, a property sale or a business sale. Private banks and some building societies are the most flexible. We help you build the repayment plan they need to see.

Do you arrange second charge mortgages?+

No. If you need to raise money on your home, we'll look at a further advance or a remortgage first, and tell you if a second charge specialist would serve you better.

Know your numbers before you find the house.

We’ll listen, tell you honestly whether we can help, and what it would cost.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Buy-to-let mortgages are mostly not regulated by the Financial Conduct Authority. We tell you whether the lending you are considering is regulated before you commit.
